Two very different kinds of houses share Brookshire's 77423 ZIP code. Close to the old downtown, there are established homes on bigger lots, some still carrying the same wall-to-wall carpet from years back. Then there are the newer subdivisions, Willow Creek Farms, Vanbrooke, Kingsland Heights and Heritage Place among them, where the carpet might be three years old.
We clean both. They need different things.
Older carpet, newer carpet
Older carpet in an established Waller County home has usually been cleaned before, often with a rented machine and a generous pour of shampoo. Leftover shampoo is sticky. It's the reason some carpets seem to get dirty faster after every cleaning. Our solution has no soap in it at all, and the first visit in a house like that tends to pull out years of old residue along with the dirt.
Here's where we land on it: a lot of older carpet that's still in decent shape deserves one professional cleaning before anybody starts pricing replacement. People are regularly surprised by what's under the gray. You may get several more good years out of it, and if not, you've spent a lot less finding out.
Newer carpet in the subdivisions has the opposite problem. No residue, but it wears fast in the traffic lanes, and the stretch of I-10 through here keeps plenty of fine grit in the air between the truck traffic and the warehouses going up along the frontage roads. That grit is abrasive, and it piles up fastest right inside the garage door. Left in the pile, it works on the fibers like sandpaper every time someone walks across the room.
Pets show up in both kinds of houses. Urine gets a live enzyme treatment that soaks down to the pad, since that's where the odor sits. Our pet odor and stain removal page covers how it works. Couches and recliners get the same gentle, low-water approach through upholstery cleaning.
The visit itself goes like this. Your technician walks through with you, notes the trouble spots, and gives you the price before starting. Traffic areas get pre-treated, the carbonated clean goes down, and the dirt comes back up with very little water. Expect dry carpet in about an hour on most days, a little longer in the middle of a sticky July.
What won't come out
Color loss is permanent. A bleach spot from a spilled bathroom cleaner, or a strip faded by afternoon sun through a west window, has no dye left to recover, and no cleaning method puts it back. We'll mark those at the walkthrough so you know what to expect.
