Picture the usual Katy floor plan. Tile runs through the kitchen and family room downstairs, then a carpeted staircase climbs to the bedrooms and a game room where the kids, the dog and the gaming console all live. The stairs take the beating
Every trip upstairs lands on the same fourteen or so treads, right at the front edge. Shoes, socks, bare feet still slick with sunscreen from the pool. After a couple of years the nosing on each step turns a shade darker than the riser under it. Vacuuming won't fix that, because the soil is ground down into the pile.
We think the stairs deserve more attention than any other carpet in a two-story Katy house, and we'll say so on the walkthrough even if you only booked bedrooms. Each step gets detailed with a smaller hand tool, since a full-size wand can't get into the corner where the tread meets the wall.
The game room comes second. Sports drinks, a sleepover's worth of popcorn, one worn path between the couch and the TV. Sugary spills dry sticky and grab dirt, and they come right back if somebody scrubbed them with dish soap. Our solution is soap-free, so nothing tacky stays in the fibers to catch the next round.
How a visit goes
First, a technician walks every room with you, points out anything that may not come out all the way, and gives you the price before work starts. Traffic lanes and spots get a pre-treatment. Then the carbonated cleaning solution goes down, the bubbles push soil up out of the fibers, and it gets extracted with very little water. Most carpet is dry in about an hour, which matters a lot when the only route to the bedrooms is up those freshly cleaned stairs.
Pet accidents in the game room get a live enzyme treatment that follows the urine down into the pad, where the smell actually sits. Rugs on the downstairs tile get cleaned right there in your living room. Nobody hauls them off for two weeks.

What we can't promise
Some stair carpet is simply worn out. If the front edge is crushed flat or the backing shows through, a cleaning makes it cleaner but it can't make it thicker. We'll tell you at the walkthrough when a step is past saving, so you can decide whether to clean it or put the money toward new carpet.
