New carpet in Fulshear looks great for about eighteen months. Then the hallway outside the kids' rooms starts going gray, and the calls we get from Cross Creek Ranch or Tamarron sound a little surprised, because the house itself still feels brand new.
Blame the carpet the builder picked, mostly.
Why builder carpet wears early
Most new homes here come with the builder's standard package: a polyester or nylon carpet with a modest face weight, laid over a thin pad. It looks fine on move-in day. A thin pad lets the fibers flex and fold with every step, though, and folded fibers trap dirt in the bends where a vacuum can't pull it loose. That gray path down the hall is soil packed into matted pile.
Fulshear also has a lot of construction still going. Fulshear Lakes, Jordan Ranch and Polo Ranch have all had finished streets sitting next to lots with framing going up, and the fine dust drifts into every house on the block. New carpet soaks it up the same as old carpet does.
Our opinion, after cleaning a lot of these houses: book the first professional cleaning within a year or two of moving in, before the traffic lanes set. Soil that's been ground in for five years is much harder to lift than soil that's been there for one. Some carpet warranties also call for periodic professional cleaning, so it's worth a look at the paperwork the builder handed you at closing.
What we do in a new house
A technician walks the rooms with you, flags any stains or seams to watch, and gives you the price before anything starts. High-traffic paths get a pre-spray to loosen that packed soil. The cleaning itself uses a carbonated solution that foams dirt up and out with very little water, so the new pad never gets soaked. Carpet is usually dry in about an hour.
Nothing soapy goes down, which means nothing sticky stays behind to pull dirt back in. That's a big part of why carpet stays cleaner longer after we leave.
New houses tend to come with new puppies. If one has already claimed a corner of the bonus room, the pet odor service puts live enzymes on it, and they keep working all the way down into the pad. If you went with engineered wood or hardwood downstairs, we do a pH-neutral hardwood floor cleaning as well, no sanding involved.
The honest part
We can't upgrade the carpet you have. If the builder installed a thin product, a cleaning will brighten it and pull out the traffic lanes, but pile that's already matted on the stairs may stay a bit flatter than the rest of the room. We point those spots out before we start so nobody is disappointed afterward.
