Safe and simple ways to restore dull hardwood floors

Plenty of the hardwood floors we're called to look at in Katy have a perfectly good finish on them. They just can't be seen through the haze.

A floor goes dull for two main reasons. One is wear: fine grit gets dragged across the finish for years and leaves thousands of tiny scratches that scatter light. The other is buildup: layers of "shine" products, oily soaps and mop residue sitting on top of the finish and catching dust. From standing height they look the same, cloudy and flat. Only one of them needs a sander.

Figure out which kind of dull you have

Get down low with a flashlight held almost flat to the floor. Scratches show up as fine lines that catch the light. Buildup looks like smears, swirl marks, or a slightly greasy film, and it's often worst in front of the sink and along the main walking path.

Then try a fingernail in an out-of-the-way corner. If you can scrape up a waxy or gummy residue, you're looking at product buildup, and that comes off with the right cleaning.

What you can safely do at home

Start dry. A microfiber dust mop pulls up the fine grit that a broom pushes around. Don't use a vacuum with a spinning beater bar on wood; switch to the bare-floor setting.

Clean with a pH-neutral cleaner made for finished wood and a mop wrung out until it's barely damp. Work along the grain in small sections and towel off any wet spots right away. Water standing in the seams between boards is what causes cupping and dark edges.

Stop using the things that cause the haze in the first place:

  • Vinegar and water. It's acidic and slowly dulls polyurethane.
  • Oil soaps and "restore and shine" polishes. They leave a film that every new layer adds to.
  • Steam mops. The heat and moisture push water into the seams and can cloud or lift the finish.
  • Ammonia or all-purpose sprays meant for countertops.

Felt pads on chair and table legs, a mat inside the garage door, and keeping the dog's nails trimmed will save more finish than any product you can buy.

Inside air matters too. Wood moves with the moisture in the air, and our muggy summers swell boards while a dry January shrinks them. Keeping the house somewhere between about 30 and 50 percent relative humidity with the AC and, if needed, a dehumidifier keeps the gaps and cupping in check.

When a professional cleaning is the right move

If the floor still looks cloudy after a careful damp mop, the buildup has layered up past what a mop pad can lift. That's the point to call us.

Our hardwood process is a deep clean, nothing more invasive. We don't sand, buff off finish, or refinish. The technician checks the floor type and finish, then uses a pH-neutral, low-moisture solution to break down the residue and grime and lift it off, so the existing finish can show again. It's safe for site-finished, prefinished and engineered wood, and the floor is ready to walk on quickly. You'll find the details on our hardwood floor cleaning service page, and our sister site Hardwood Restore goes into more depth on what cleaning can and can't bring back.

Now the part where we talk ourselves out of some jobs. Cleaning removes what's sitting on the finish. If the finish itself is worn through to bare gray wood in the kitchen path, or deep pet scratches go into the wood, that floor needs a refinisher, and we'll tell you so after we look at it. In our experience, though, most "my floors need refinishing" calls turn out to be buildup. We'd tell anyone to get a cleaning first; it costs a fraction of a sand-and-recoat and you may not need the second one at all.

How often

For most homes, a professional hardwood cleaning once or twice a year keeps buildup from coming back, with dry mopping a few times a week in between. Busy kitchens and homes with big dogs land on the twice-a-year end.

Our $50 off hardwood coupon is live now. Book through our scheduling page and note which rooms are wood, so the crew plans for them.
